Cushman & Wakefield hires CBRE's Doug Middleton to lead its New York Institutional Capital Markets team.

Cushman & Wakefield hires CBRE's Doug Middleton to lead its New York Institutional Capital Markets team. Doug Middleton, who ran CBRE's New York institutional investment sales group for eight years, joins Cushman & Wakefield as executive vice chairman with Jack Stillwagon. Cushman & Wakefield has hired Doug Middleton, who led CBRE's institutional investment sales group in New York City for the past eight years, to run its own Institutional Capital Markets business across the city, the firm announced Oct. 15, 2026. Jack Stillwagon, who worked alongside Middleton at CBRE, is coming with him. Middleton joins as executive vice chairman and Stillwagon as executive managing director. Beyond serving institutional clients in New York, the pair will work with Cushman & Wakefield's capital markets teams nationally, "bringing New York market expertise to national client relationships and cross-market opportunities," according to the Business Wire release. The deal record that came with him. At CBRE, Middleton led the Investment Properties Institutional Group in New York City, after an earlier stint as director of investment sales at Eastdil Secured. Cushman & Wakefield lists his recent assignments as the sales of 450 Park Avenue for $455 million, 1334 York Avenue for $510 million, the fee interest at the Palace Hotel for $490 million and 1 Whitehall for $104.5 million, plus the $367.5 million recapitalization of the Oriana. Together those five deals total roughly $1.93 billion. Stillwagon advised on office, residential and industrial transactions in the same CBRE group and was "actively involved in all phases of the transaction process," the release says. He previously held positions at Waterfall Properties and Atlantic Creek Real Estate Partners. "New York is essential to Cushman & Wakefield's institutional capital markets strategy," said Miles Treaster, the firm's president of Americas Capital Markets. "Doug and Jack bring deep transaction experience and client relationships to the firm. Their partnership will strengthen our New York capital markets presence and more effectively connect our regional clients with our national and global platform." Middleton said the firm's leadership "has cultivated an exceptional culture in New York City," and that he is "eager to enter this next chapter of my career and contribute to expanding Cushman & Wakefield's Capital Markets presence across the city." Todd Schwartz, the firm's Northeast regional president, called the two "trusted advisors who consistently bring thoughtful, strategic thinking to the most complex New York transactions." A business line that has lagged the rest of the firm. The hire targets the part of Cushman & Wakefield's business that has been slowest to recover. In its second-quarter 2026 results, the firm said capital markets revenue fell 1% from a year earlier, driven by a 6% decline in the Americas that it attributed mainly to fewer mid-sized transactions, "most notably in the multi-family sector." Leasing revenue, by contrast, rose 27% in the same quarter. RealtyWire covered that split when the firm reported an 11% revenue gain to $2.76 billion on the strength of leasing. The firm attributed that Americas decline to mid-sized deals rather than large ones. Middleton's team works the institutional end of the market, and the release frames the hire as a way to strengthen the firm's New York capital markets presence and connect regional clients to its national and global platform. Whether it moves the Americas capital markets line will show up in coming quarterly reports; on its reading, a team with close to $2 billion in recent named assignments is a meaningful addition in a single market. It is one of several senior leadership moves at the largest commercial brokerages; JLL recently created a U.S. country CEO role and named Mark Gibson to it. Cushman & Wakefield, which reported 2025 revenue of $10.3 billion and has about 53,000 employees in more than 350 offices, did not disclose terms of the hires. More on brokerage leadership moves is in its Agents & Brokerages section.

Accordingly, it is necessary to comprehensively review factors such as the location of each asset, transportation accessibility, surrounding demand, current operating model, and future development potential. Gas Station Sales: Interest Shifts from Operational Assets to Development-Oriented Real Estate Recently, gas station assets have been attracting attention not merely asoperational real estate that simply supplies vehicle fuel, but also asdevelopment-oriented real estate assets with diverse potential uses depending on their location, zoning, and surrounding development conditions. In particular, gas stations located in city centers or along major roads offer various business opportunities-such as site development, repurposing, and mixed-use development- -in addition to gas station operations, depending on the surrounding commercial district, catchment area demand, and transportation accessibility. However, unlike typical commercial real estate transactions, the purchase and sale of gas stations involve transaction considerations specific to such assets, such as soil environmental surveys, lease agreements and eviction, permits and approvals, demolition of existing facilities, and road occupancy. Therefore, it is crucial for buyers considering investment in gas stations to comprehensively evaluate not only the asset's current operational status but also its locational competitiveness, business viability, development potential, and associated risks. Cushman & Wakefield Korea plans to conduct sales marketing for this transaction targeting adiverse range ofpotential buyers-including gas station operators, developers, general corporations, and individual investors- , taking into account the unique characteristics of these gas station assets. Cushman & Wakefield Strengthens Expertise in Gas Station Sales and Investment Advisory Services Cushman & Wakefield Korea has accumulated experience in the relevant market and built a network of investors by providing gas station sale advisory and real estate investment advisory services to major domestic oil refiners and institutional investors. In particular, the firm is strengthening its advisory capabilities for the acquisition and sale of gas station assets, building on its experience in advising on the sale of gas station assets held by Koramco Life Infrastructure REIT, as well as ongas station sale projectsrelated to GS Caltex and SK Energy. In the process of selling gas stations, it is crucial to adopt a strategy that goes beyond simply securing a buyer; this involves identifying potential investors suited to the specific characteristics of each asset and effectively marketing them by distinguishing between operational and development needs. Cushman & Wakefield Korea plans to leverage its global commercial real estate network and its network of domestic investors and developers to identify a wide range of potential buyers suitable for each asset. Furthermore, the firm plans to effectively communicate the investment value of the assets up for sale and increase the likelihood of closing transactions by leveraging its specialized services, including advisory for the purchase and sale of gas stations, feasibility studies, development concept planning, and the identification of potential investors and developers. A representative from the Corporate Solutions Team at Cushman & Wakefield Korea stated, "The gas stations up for sale are distributed across major regions nationwide, from the Seoul Metropolitan Area to the Chungcheong and Yeongnam regions, and are characterized by diverse locations, operational models, and potential uses for each asset." The representative added, "We will identify a wide range of potential buyers-including those interested not only in operating the gas stations but also in evaluating the development potential of the sites-and pursue sales marketing strategies tailored to the characteristics of each asset." The representative added, "Since gas station assets require a comprehensive review of various factors-including location, surrounding catchment area demand, soil conditions, and permits-we will provide sale advisory services based on our relevant transaction experience and market network to ensure a successful transaction." Specific bidding conditions and procedures for the assets up for sale will be announced in the bidding notice scheduled for October 14. <Photo - Panoramic view of a Hyundai Oilbank gas station owned by Koramco Life Infrastructure REIT> Attachments * Original document * Permalink Disclaimer Cushman & Wakefield Ltd. published this content on October 14, 2026, and is solely responsible for the information contained herein.
