Requirements
  • A high school diploma or GED is required.
  • Two years of supervisory and management experience, including hiring staff, coaching, performance management, daily operations supervision, discipline, and counseling.
  • Three years of facilities experience demonstrating extensive knowledge of HVAC, plumbing, electrical, mechanical systems, and code compliance.
  • A valid driver's license, if applicable.
  • Certification may be required according to state requirements.
  • Understanding of infection control procedures.
  • Extensive knowledge of fire and life safety regulations and Occupational Safety and Health Administration regulations.
  • Ability to multitask and manage stress.
  • Understanding of and alignment with the assisted living philosophy.
  • Ability to work weekends, evenings, and flexible hours and be available during peak service delivery days and times.
  • Ability to delegate assignments to appropriate individuals based on their skills, roles, and interests.
  • Written and verbal communication skills and the ability to facilitate small-group presentations.
  • Tact and a helpful attitude suitable for a customer-service-oriented environment.
Responsibilities
  • Plan, organize, develop, and lead overall facilities management operations, including maintenance, housekeeping, laundry, and security, in accordance with applicable laws and company standards.
  • Oversee minor repairs, including plumbing fixtures, window latches, toilet handles, clogged toilets and drains, light bulbs, hinges, door mechanisms, and stand-alone Saflok door lock units.
  • Respond to building emergencies and direct others according to the situation.
  • Act as the liaison between the Executive Director and external vendors.
  • Monitor and evaluate maintenance-log requests to ensure timely responses.
  • Monitor and periodically inspect the building façade for damage and needed repairs.
  • Coordinate consultants, contractors, and company resources to complete large-scale projects.
  • Oversee touch-up painting, furniture refinishing, furniture moving, and transportation of excess materials to proper disposal sites.
  • Oversee and monitor the HVAC system to maintain air quality and comfortable temperatures throughout the community.
  • Oversee fire-protection-system testing and scheduled inspections and maintain proper documentation.
  • Review monthly financial statements and implement action plans for deficiencies.
  • Process and submit monthly expenses and budget data in accordance with company policies and internal business controls.
  • Support the Regional Director of Facilities by providing technical training to other communities as requested.
  • Train associates on utility shut-offs, emergency-response protocols, safe chemical handling and use, housekeeping procedures, laundry procedures, and security procedures as applicable to the leadership scope.
  • Manage the department, including recruiting, hiring, training, coaching, and disciplining staff.
  • Review timekeeping practices and payroll reports daily to ensure all hours worked are recorded and appropriately paid.
  • Attend regular operational, departmental, town hall, quality-improvement, and other meetings as directed by the Executive Director.
