$108M Oceanside assisted living project advances with IDA assist.

$108M Oceanside assisted living project advances with IDA assist. Silver Fox of Oceanside NY LLC is moving forward with a $108 million assisted living development in Oceanside, supported by Nassau County IDA financial incentives. The facility will be managed by Sunrise Senior Living and is expected to create up to 70 jobs within three years. The blueprint: * Silver Fox plans 77,312-square-foot assisted living facility * Developer seeks PILOT, sales and mortgage tax exemptions * Project includes 53 assisted living and 31 memory care units * Sunrise Senior Living to manage with 50 to 70 jobs created A long-planned assisted living development in Oceanside is finally moving forward with a new owner and financial assistance from a different industrial development agency. Silver Fox of Oceanside NY LLC, an affiliate of McLean, Va.-based nonprofit Silver Fox Senior Living, is planning to build a 77,312-square-foot assisted living facility on 2.36 acres at 380 Atlantic Ave. The facility will consist of 53 assisted living units and 31 memory care apartments. The $108 million project received preliminary approval for financial assistance from the Nassau County Industrial Development Agency last week, which includes sales and mortgage tax exemptions and a 15-year payment-in-lieu-of-taxes (PILOT) agreement. The developer is also seeking to finance the entire project with tax-exempt IDA bonds, according to its IDA application. Silver Fox paid $7.5 million for the 2.36-acre development site in June. The Oceanside facility will be managed and operated by McLean, Va.-based Sunrise Senior Living, which projects the development will create 50 jobs upon opening and up to 70 jobs within the first three years of operations. This is the second time the Oceanside project has come before an IDA. The Town of Hempstead IDA approved financial assistance to the project in Nov. 2022, when it was then to be owned by Sunrise Senior Living and projected to cost $48 million. However, Sunrise withdrew its application after construction costs rose dramatically. The Oceanside development will be the second on Long Island for Silver Fox. Silver Fox of Northport LLC, another affiliate Silver Fox Senior Living, will be constructing a two-story, 72,092-square-foot assisted living and memory care facility on a 6.1-acre site at 1381-1387 Pulaski Road. The $112 million East Northport project received approval for financial assistance from the Suffolk County IDA last week. The facility will have 86 units, and its day-to-day operations will also be managed by Sunrise Senior Living. Similar to the Oceanside project, it was the second time in four years that the East Northport project, which will be fully financed with bonds through the Suffolk County Economic Development Corporation, came before the IDA. Attorney Elisabetta Coshignano of Uniondale-based law firm Sahn Ward Braff Coschignano is representing the Oceanside project, according to its IDA application. Once construction begins, the Oceanside assisted living development is expected to take 22 months to complete. Erland to build Sunrise of Chestnut Hill.

Erland to build Sunrise of Chestnut Hill. October 20, 2026 Newton, MA - Erland Construction, in collaboration with Market Square Architects, has been selected by Sunrise Senior Living to construct a new 108,000sf assisted living and memory care community in Newton. The 5-story, ground-up development will feature insulated concrete form exterior walls and elevator shafts paired with a steel structural system to create a durable, high-performance building designed to support resident comfort, wellness, and long-term sustainability. Designed to achieve Passive House certification, the project is anticipated to become one of the largest institutional Passive House-certified projects in the country upon completion. The all-electric community will include more than 90 thoughtfully designed residences, consisting of approximately 60 assisted living apartments and 30 memory care apartments. Each space is being designed to foster a comfortable, homelike environment with features that support accessibility, safety, and quality of life, including emergency response systems, wheelchair-accessible apartments and common areas, modified showers, and corridor handrails to assist resident mobility. "This project highlights the importance of thoughtful planning and collaboration when delivering senior living environments that are both highly functional and deeply personal," said Eric Greene, vice president, senior living group manager at Erland. "We're proud to continue our partnership with Sunrise and deliver a community that balances safety, comfort, and long-term performance, while creating a welcoming place for residents to call home." Residents will have access to a variety of amenities intended to encourage connection, wellness, and relaxation, including lounge spaces, a fitness room, bistro, exterior courtyard, and private terraces and balconies. The project includes the transformation of the former flagship location of Winston Flowers, beginning with the demolition of the existing 2-story building and adjacent greenhouses and the relocation of existing utilities to prepare the site for new construction. Construction is scheduled to take 22 months. "We're proud to bring Sunrise's personalized approach to senior living in Chestnut Hill and the broader Newton community," said Philip Kroskin, head of real estate and SVP of investments at Sunrise. "This community is being designed to support wellness, hospitality, and longevity while meeting the evolving needs of older adults and their families. As Sunrise continues to grow in thoughtfully selected markets, we remain focused on creating exceptional lifestyle experiences that help residents enjoy longer, healthier, happier lives and advance our mission to champion quality of life for all seniors." Sunrise of Chestnut Hill marks Erland's sixth collaboration with Sunrise Senior Living.

$112M East Northport assisted living project getting IDA assist, EDC bond financing.

$112M East Northport assisted living project getting IDA assist, EDC bond financing. Silver Fox of Northport LLC is developing a $112 million assisted living and memory care facility in East Northport to be managed by Sunrise Senior Living. The Suffolk County Industrial Development Agency granted preliminary approval for tax incentives, and the Suffolk County Economic Development Corporation approved bond financing. The blueprint: * Silver Fox of Northport LLC leads $112 million project * Suffolk County IDA gives preliminary approval for 15-year PILOT and sales tax exemption * Project includes 86 assisted living and memory care units * Development to create 450 construction and 54 full-time jobs A $112 million assisted living project in East Northport received preliminary approval Thursday for financial assistance from the Suffolk County Industrial Development Agency, the second time in four years that the project has come before the IDA Silver Fox of Northport LLC, an affiliate of McLean, Va.-based nonprofit Silver Fox Senior Living, will be constructing a two-story, 72,092-square-foot assisted living and memory care facility on a 6.1-acre site at 1381-1387 Pulaski Road. The facility will have 86 units and its day-to-day operations will be managed by Sunrise Senior Living, according to the project's IDA application. The Suffolk IDA voted Thursday to give preliminary approval for a 15-year payment-in-lieu-of-taxes (PILOT) agreement and sales tax exemptions with a combined benefits value of about $2.94 million. The project will also be fully financed with bonds through the Suffolk County Economic Development Corporation, which also approved the bond financing Thursday. This is the second time this project has come before the IDA, which granted economic incentives to Sunrise Senior Living for the development in Nov. 2022. However, because it will now be owned by Silver Fox Senior Living, the cost of the project has doubled since then, and the project's financing has changed, the development needed to come before the IDA for a fresh look. Attorney David Curry of Farrell Fritz represents the Silver Fox project. When he spoke to LIBN earlier this year, Philip Kroskin, head of real estate and senior vice president of investments for Sunrise Senior Living, said the project had been delayed by "significant macroeconomic pressures" that caused a slowdown of development nationwide. The East Northport development will create about 450 construction jobs, and 54 full-time equivalent jobs once completed. Besides the assisted living facility, the project also includes the restoration of an existing farmhouse on the east side of the property, where crews have already started work. Construction of the main facility is expected to begin next month, once all permits have been secured, and is projected to take about 18 months to complete. This will be the first assisted living project that Sunrise is collaborating on with the Silver Fox nonprofit. Silver Fox of Northport LLC will serve as the owner of the Northport facility and once completed, it will be managed by Sunrise, according to its IDA application. Towards the end of 2022, Sunrise also received tax breaks from the Town of Hempstead IDA for a proposed assisted living development on 2.8 acres at 374 Atlantic Ave. in Oceanside. The 77,430-square-foot facility was planned to have 84 units but has not yet been constructed. In February, Kroskin said the company expected to start construction on the Oceanside project "within the next 12 months." Sunrise Senior Living began over 44 years ago with a single community developed in Oakton, Va. in 1981. The company says it now serves about 23,500 residents in more than 240 communities throughout the United States and Canada, including 10 facilities on Long Island. The East Northport facility will be the company's third in the Town of Huntington, joining others in Dix Hills and Huntington Station and the Oceanside facility would be the third Sunrise facility in the Town of Hempstead, along with existing developments in North Lynbrook and East Meadow.
