Requirements
  • Affordable housing experience, including Low-Income Housing Tax Credit (LIHTC) experience.
  • Prior experience as a Regional Manager.
  • High school diploma or equivalent; alternatively, a bachelor's degree, four years of housing-industry experience, one to two years of related experience and/or training, or an equivalent combination of education and experience.
  • Ability to understand and perform all on-site software functions and basic computer skills.
  • Basic knowledge of Fair Housing Laws and Occupational Safety and Health Administration (OSHA) requirements.
Responsibilities
  • Oversee the operations of an affordable-housing community portfolio, including personnel, leasing, maintenance, financial, administrative, and risk-management activities.
  • Ensure compliance with Equal Housing Opportunity and affirmative fair-housing laws.
  • Ensure that Low-Income Housing Tax Credit and/or Section 8 policies and procedures are followed.
  • Monitor LIHTC application and annual recertification processes.
  • Ensure compliance with regulatory and funding requirements, contracts, and reporting.
  • Conduct file reviews, physical inspections, semi-annual inspections, and interactions with regulatory agencies.
  • Screen, hire, train, coach, and develop on-site staff.
  • Address staff performance problems, document them, coordinate with supervisors and Human Resources, and terminate employees when necessary.
  • Prepare salary-increase requests and review counseling statements, written evaluations, and salary requests.
  • Approve timesheets and verify reported work, vacation, and sick hours.
  • Promote staff harmony, quality performance, and compliance with company policies and procedures.
  • Improve net operating income through cost control and revenue and leasing improvements; identify trends and recommend strategies.
  • Develop annual operating budgets and forecasts.
  • Provide monthly written evaluations of income and expense line items that are significantly over budget.
  • Provide capital-improvement suggestions.
  • Monitor proposals and contracts for large site projects and check work in progress.
  • Monitor and maintain timely receipt and reconciliation of deposits, rent collections, charges, and vendor invoices.
  • Ensure property closeout is completed on time and ownership financial reports are accurate.
  • Develop annual marketing plans and use marketing strategies and systems to generate rentals or rent increases.
  • Ensure effective leasing techniques, follow-up procedures, lease signing and documentation, and accurate reporting.
  • Handle resident complaints, concerns, and requests.
  • Develop and implement resident-retention programs.
  • Show, lease, and move in prospective residents.
  • Ensure administrative and leasing reports are accurate, complete, and submitted on time.
  • Assist the property emergency team and ensure proper response to property emergencies.
  • Manage customer service and monitor maintenance-service-request turnaround and responsiveness.
  • Maintain property appearance and ensure repairs are recorded and completed on time through regular inspections and tours.
  • Plan and use property resources, equipment, and supplies economically, including obtaining vendor, supplier, and contractor bids and addressing inadequate service.
  • Direct and monitor maintenance, construction, and rehabilitation activities.
  • Travel for property visits, conferences, training sessions, and other business activities, estimated at 25–50% of annual work time.

New Mountain Capital to acquire Asset Living for over $2B

Private equity firm New Mountain Capital has agreed to acquire residential property management group Asset Living in a transaction valued at over $2 billion, according to Reuters. Asset Living is currently owned by Roark Capital, which had been working with William Blair to explore a sale. Under the agreement, New Mountain Capital will acquire Asset Living alongside chief executive Ryan McGrath, who is expected to remain with the company. The deal includes both Asset Living's owned real estate assets and its proprietary technology platform. Founded in 1986 and headquartered in Houston, Asset Living provides property management services across multifamily, student housing and affordable housing sectors, operating in more than 40 US states. New Mountain Capital manages approximately $60 billion in assets.
