Trademark starts $417M of Texas retail projects. FORT WORTH - (Realty News Report) - Trademark Property Co., a mixed-use investor, developer, and operator based in Fort Worth, has started $417 million in retail projects in Texas and another big development is on the way. Trademark and its partners have closed on financing for four projects, including three new developments and a redevelopment, over the last six weeks. The deals mark the busiest stretch in the company's history and signal a shift in the real estate market. A limited amount of new construction has kept vacancy rates low. The national vacancy rate averaged 4.4% in the second quarter, well below the 7.4% historical average, according to JLL. Dallas, Houston, and Austin, home to all four of Trademark's Texas closings, account for 21% of the national construction pipeline. A new retail cycle. "Capital is back, retail vacancy is at the tightest level I've seen in decades, and some ground-up projects are breaking ground again," said Terry Montesi, founder and CEO of Trademark. "After the longest drought I've seen in this business, we believe this the start of a new retail cycle. Trademark spent the last several years preparing for this moment, and we're ready to lead." In the Houston region, Trademark and equity partner MetLife Investment Management secured debt financing from PNC Bank for Dunham Pointe, a 202,000-SF retail and restaurant district on 25 acres at Highway 290 and Mason Road in Cypress. Over 60% of the space is pre-leased with Whole Foods as the anchor tenant. In Southlake, north of Dallas, Trademark and JV partner Harrison Street Asset Management secured financing and started construction on Shivers Farm, a 40-acre mixed-use community that will include 111,000 SF of retail and a 38,000-square-foot boutique office building. Whole Foods will also anchor that development. In Arlington, Trademark and Harrison Street Asset Management broke ground on Anthem, a $135 million-plus redevelopment of the former Lincoln Square shopping center. InterBank provided refinancing and construction financing for the 43-acre project, which is planned to include 404,000 SF of retail, dining, and entertainment space. In Austin, Trademark and global investment manager Cohen & Steers acquired Oak Hill Plaza, a 116,000-SF neighborhood shopping center at US 290 and SH 71 from Houston-based Partners Real Estate. Trademark will manage and lease the center and lead a renovation of the property and the upgrade of its tenant lineup. Elsewhere in Texas, Trademark is also renovating Longview Mall in Longview and Galleria Dallas. Next up. Next year, Trademark plans to break ground on Shawnee Trail, a 150-acre mixed-use development anchored by Walmart in Celina, Texas. The Walmart, designed as a Store of the Future featuring the latest innovations in retailing, opened in April. The world's largest retailer debuted the Store of the Future concept in Houston last year. "Capital that sat on the sidelines for years is starting to move again," said Trademark President and COO Kevin Kessinger. "We are pleased quality lenders and equity partners came to the table quickly on all four of these deals, evidence that well-located retail in high-quality locations is scarce. That's the clearest signal yet that the market has turned." Boilerplate: Founded in 1992, Trademark has invested in, developed, or redeveloped 24 million square feet of mixed-use, multifamily, and retail assets worth $5 billion. Cohen & Steers REIT acquires 303K-SF Phoenix Shopping Center from Goldman Sachs. Grand Canyon Crossing is the second Phoenix-area purchase for the same programmatic joint venture between Cohen & Steers' non-listed REIT and Sterling Organization, a structure worth understanding on its own terms. By Sabastian Niles / Published: Sep 30 2026, 9:53 AM EDT Cohen & Steers Income Opportunities REIT, known as CNSREIT, has acquired Grand Canyon Crossing, a 303,000-square-foot shopping center in Phoenix, from Goldman Sachs Asset Management, according to Commercial Property Executive and CNSREIT's own announcement. The price wasn't disclosed, and Cohen & Steers didn't respond to CPE's request for comment. Completed in 2005 on 33 acres at Bethany Home Road and 35th Avenue, the center is 99% occupied and anchored by a 207,000-square-foot Walmart Supercenter that draws an estimated 3.7 million visitors a year, putting it among the top 1% of Walmart locations nationally by traffic, according to CNSREIT. Smaller tenants include Harbor Freight, Starbucks, Wendy's, Jamba Juice and Sonic. Grand Canyon University sits about 1.5 miles away. CNSREIT made the purchase through its programmatic joint venture with Sterling Organization, a West Palm Beach-based private equity real estate firm with more than $2 billion in assets under management and over 13 million square feet of largely retail real estate nationally. That structure is worth explaining plainly, since it's a distinct capital arrangement from a REIT simply buying a property outright. A programmatic joint venture is a standing partnership set up in advance to pursue a defined type of deal on an ongoing basis, rather than negotiated fresh for each transaction; Cohen & Steers brings the capital and its non-listed REIT structure, while Sterling contributes deal sourcing and its specific operating expertise in shopping centers, and the two split the resulting ownership and economics under terms agreed once, upfront. That lets CNSREIT move faster and with a consistent underwriting approach across the many similar deals its Sterling partnership has produced, rather than building a new joint-venture agreement from scratch for every acquisition. The partnership has been notably active since it began. CNSREIT and Sterling acquired Village on Pooler Parkway, a 142,000-square-foot center near Savannah, Georgia, in September 2024, their second deal together, and Bridgepointe Shopping Center, a 231,700-square-foot power center in San Mateo, California, that December, their third. In August 2025, the venture bought Deer Valley Towne Center, a 159,000-square-foot, Target-shadow-anchored center in Phoenix's Deer Valley submarket, north of the metro area, its fourth deal together and the sixth open-air shopping center in CNSREIT's broader portfolio. The venture added a shopping center in Austin, Texas in June 2026 and Winslow Bay Commons, a 268,000-square-foot center in the Charlotte suburb of Mooresville, North Carolina, that May. Grand Canyon Crossing, this week's acquisition, makes Phoenix the only market where this specific joint venture has now closed two separate deals, a genuine, verifiable concentration rather than a one-off entry into the market. CNSREIT CEO James Corl, who also heads Cohen & Steers' Private Real Estate Group, framed the strategy behind Grand Canyon Crossing around a specific gap the venture believes it can close: the mismatch between the substantial customer traffic the Walmart anchor generates and the current mix of smaller tenants filling out the rest of the center, according to citybiz. The stated plan is to improve the center's merchandising mix to better capture and convert that anchor-driven traffic, consistent with CNSREIT's broader focus on well-occupied, necessity-based retail in growing, supply-constrained markets. That focus fits the Phoenix retail market's current conditions. Overall retail vacancy in the metro sits at a stable 4.4%, with 175,000 square feet of net absorption in the third quarter, rising asking rents, and roughly 2.5 million square feet currently under construction, according to a Kidder Mathews report cited by Commercial Property Executive, a pace of construction the report describes as slowing relative to recent years. That combination, tight vacancy and a shrinking development pipeline, is close to the textbook setup for existing, well-anchored centers to gain pricing power, which is part of the broader logic behind buying an already-99%-occupied shopping center rather than betting on a lease-up story. A separate deal in the same market this year, Hinkson Co.'s $30 million refinancing of Casa Grande Mall in the southern Phoenix suburb of Casa Grande, followed a different path, buying a then-vacant, 221,328-square-foot property for $7.7 million in 2024 and renovating it before refinancing, a reminder that not every Phoenix retail strategy right now depends on buying stabilized, fully leased assets the way this deal does. For Cohen & Steers, Grand Canyon Crossing extends a now well-documented pattern: a programmatic partnership with a specialist operator, repeated regularly across growing Sun Belt and coastal markets, with Phoenix now hosting two of those deals specifically. Whether a third Phoenix acquisition follows isn't something either party has signaled, but the venture's pace so far, six identified deals across roughly two years, suggests it isn't slowing down. Trademark and Cohen & Steers acquire Oak Hill Plaza in southwest Austin. Trademark will also manage and lease the neighborhood center. AUSTIN, TX (Aug. 27, 2026) - Fort Worth-based Trademark Property Company, a retail and mixed-use investor, developer, and operator, today announced its purchase of Oak Hill Plaza located at the northwest corner of US 290 and SH 71, in partnership with Cohen & Steers, a leading global investment manager. Trademark will also manage and lease the 116,000-square-foot neighborhood shopping center and lead a plan to upgrade the property and its tenancy. The acquisition comes on the heels of the substantial completion of the TXDOT's $674 million Oak Hill Parkway Project, which will greatly improve regional mobility and access to the property. Following a five-year-long construction process, all the main lanes, frontage roads, and ramps of Oak Hill Parkway are now open. Work will continue throughout the fall, including 14 miles of shared bicycle and pedestrian paths and 1.5 miles of new sidewalks along the corridor. "The timing for this investment is perfect now that this major project is substantially complete," said Terry Montesi, CEO at Trademark. "Our research identified Oak Hill Plaza as a high-potential center years ago, and we are excited to have the opportunity to acquire this asset and expand our portfolio in Austin." Oak Hill Plaza's tenant roster includes Wells Fargo, Pluckers, Dollar Tree, AutoZone, Jim's Restaurant, and The Picklr. Trademark plans to upgrade the property, creating a more inviting and modern destination. The improvements will support an enhanced tenant mix featuring local and regional retailers and restaurants that capture the authentic spirit of Austin. "There is a significant opportunity to enhance retail offerings in this underserved area of Austin, strategically located along an increasingly important gateway to the Texas Hill Country," notes Tommy Miller, Trademark's Managing Director and CIO. "We are ready to start the revitalization process." Oak Hill Plaza joins Great Hills Market & Station as Trademark's third property in the metro area, reinforcing its commitment to Austin. Trademark also has a strong footprint in Houston, with Market Street - The Woodlands and Dunham Pointe, a ground-up community center development that will break ground later this summer. In Dallas-Fort Worth, Trademark properties include Shivers Farm, Galleria Dallas, Anthem, Left Bank, Westbend, Alliance Town Center, The Vickery and Westbend Residences. Oak Hill Plaza will be Cohen & Steers' second shopping center investment in Austin this year, following the acquisition of 1890 Ranch in Cedar Park. "We love Austin and recognized this property as a compelling opportunity with significant potential to create long-term value," said Josh Silverman, Principal at Cohen & Steers. "Trademark has a proven track record of elevating retail centers with untapped potential, and we look forward to what's next for Oak Hill Plaza."
Cohen & Steers expands Active ETF lineup With Real Assets fund. On August 12, Cohen & Steers launched the Cohen & Steers Real Assets Active ETF (CSRA). This actively managed ETF looks to deliver attractive long-term total returns and to maximize real returns during inflationary environments. With an expense ratio of 80 basis points, the fund primarily invests in a variety of global real asset classes. Key takeaways. * The newly launched Cohen & Steers Real Assets Active ETF (CSRA) aims to deliver long-term total returns and maximize real returns during periods of inflation. * With an expense ratio of 80 basis points, the fund offers a diversified, all-in-one real asset strategy for investors to manage inflation, diversification, and long-term return potential. * Through active management, CSRA invests in a selection of real asset classes across real estate, commodities, natural resources, infrastructure, and precious metals. It may also invest in fixed income securities to manage portfolio volatility. The real asset allocation strategy. The fund invests primarily across core real asset classes such as real estate companies and REITs, commodities, natural resources, infrastructure companies, and precious metals. While CSRA is not restricted to specific allocation ranges for each asset class, the fund plans to allocate between 20% and 35% of assets in real estate companies and REITs. The same range will likely be allocated to commodity exposure. Natural resource and infrastructure companies are both expected to represent allocations between 10% and 20% of total assets. It also plans to invest up to 10% in precious metals and up to 20% of assets in fixed income securities to manage portfolio volatility. CSRA may also participate in private investment in public equities (PIPEs) and in the IPO market. CSRA's active approach relies on quantitative and qualitative analysis, aiming to optimize the balance between relative return potential and risk across different asset classes. For each real asset class, the fund seeks to outperform a passive allocation to that asset class over a full market cycle. The multi-asset advantage. CSRA is designed as a core real asset allocation for investors seeking a multi-asset real return strategy alongside built-in defense against inflation. By blending exposure to a variety of different real asset classes, the fund can potentially offset the erosion of real value that traditional equity and fixed-income securities often face. "We believe we have entered an era of scarcity shaped by rising demand for energy and materials, deglobalization, and persistent supply constraints. In this environment, investors need more than a short-term inflation hedge," said Vince Childers, head of real assets multi-strategy at Cohen & Steers, in a press release. "A thoughtfully blended real assets allocation can offer three important benefits: positive inflation sensitivity, diversification, and long-term total return potential. CSRA brings these complementary exposures together in a single actively managed strategy without having to manage separate allocations across real estate, infrastructure, natural resources and commodities," he added. The launch of CSRA expands Cohen & Steers' actively managed ETF lineup to seven, acting as an all-in-one strategy that complements the firm's single-category offerings. The fund builds on the success of past launches such as the Cohen & Steers Real Estate Active ETF (CSRE) and the Cohen & Steers Natural Resources Active ETF (CSNR), combining the firm's expertise across real asset classes into a single ETF.
