Requirements
  • Seven years of experience in hospital or institutional maintenance.
  • High school diploma or GED.
  • Ability to assess conditions and diagnose technical and mechanical problems.
  • Ability to work within a maintenance management information system application and create purchase orders manually or from electronic requisitions.
  • Ability to place vendor orders via electronic data interchange, fax, or phone and provide status updates to requestors.
  • Ability to work a rotating on-call schedule.
Responsibilities
  • Coordinate plumbing work with the Director of Maintenance and ensure the Director's direction is implemented.
  • Directly supervise department personnel on a daily basis.
  • Ensure employee performance meets or exceeds expectations and conduct periodic performance appraisals on time.
  • Lead staff during carpentry, mechanical, electrical, pneumatic, hydraulic, and plumbing projects and repairs, as well as facility and grounds maintenance or beautification.
  • Oversee safety and preventive maintenance.
  • Coordinate and oversee outside contractors and tradespeople performing construction, repair, and maintenance of the physical plant and equipment.
  • Check work quality to ensure compliance with codes and specifications.
  • Resolve staff concerns or grievances related to facilities and conditions under the incumbent's direction.
  • Maintain time and cost records and schedule vacation, relief, and emergency coverage.
  • Lead and manage compliance with Joint Commission, New Jersey Department of Health, and local requirements.
  • Perform additional duties requested to ensure effective and efficient campus operation.
  • Assist with directing the work of mechanics, facility staff, trades helpers, and other skilled trades personnel as needed.
  • Ensure work orders are performed in a manner that meets customer expectations.
  • Educate staff on communication practices to support customer satisfaction with work execution and timing.
  • Monitor equipment status and make recommendations for the capital budget process.
  • Create purchase orders from departmental requisitions and place orders with vendors via electronic data interchange, fax, or phone.
  • Provide status updates to requisition requestors.
Desired Qualifications
