  • Experience leading cross-functional operations and developing teams.

About the company

Team Outsider buys and runs campgrounds and RV resorts to build a long-term outdoor hospitality portfolio. It owns 16 properties across 10 states and serves over 100,000 guests annually, focusing on markets overlooked by larger firms. The company funds acquisitions with investments from institutional partners, family offices, and accredited investors, and operates each property with a hospitality-first approach to improve guest experience and profitability. Its goal is steady, long-term value creation for investors by delivering strong occupancy and guest satisfaction through experience-oriented real estate.

What believers are saying

  • Waynesboro North 340 Campground joined Team Outsider in July 2025, adding 200-plus campsites.
  • Neversink River Resort opened near New York City, capturing weekend demand from dense markets.
  • Free week-long camping after one year helps recruit frontline staff across seasonal properties.

What critics are saying

  • Seasonal campgrounds depend on sunny weekends, and bad summers crush occupancy immediately.
  • Waynesboro and Neversink require constant capex, and refinancing risk rises as rates stay elevated.
  • A liquidity squeeze on acquired parks forces distressed sales and ends the buy-and-hold story.

What makes Team Outsider unique

  • Team Outsider buys family-owned campgrounds and preserves legacy operations, not strip-mined assets.
  • Neversink River Resort couples riverfront camping with cabins, yurts, and event hospitality.
  • Its 350-plus employees and 100,000 annual guests signal real operating scale.
