Woodland Capital and Forum acquire 826-unit Parkwood Hills portfolio in Ottawa. Sep 17, 2026, 10:55 ET MONTREAL, Sept. 17, 2026 /CNW/ - Woodland Capital and Forum today announced the completed joint acquisition of the 826-unit Parkwood Hills apartment portfolio in Ottawa from Minto. The transaction is the largest residential acquisition to date for both firms and one of the largest multifamily trades in the Ottawa market in recent years. Located in Ottawa's established Parkwood Hills neighbourhood, at Meadowlands Drive and Fisher Avenue, close to schools, parks, green spaces, and retail options, the portfolio comprises 34 buildings - with a mix of concrete mid-rise apartment buildings, low-rise walk-ups, and townhomes - totalling 826 residential suites across approximately 800,000 square feet of gross building area and sitting on nearly 26 acres of land. The combination of unit types with one-, two-, and three-bedroom apartments and two- and three-bedroom townhomes provides a diversified offering within a single community where residents have a range of housing options to meet their needs at different stages of life. The transaction represented a unique opportunity to acquire an institutional-quality portfolio of significant scale in one of Canada's strongest rental markets - supported by an employment base anchored in the federal public service, technology, and post-secondary institutions, and by sustained population growth that continues to outpace new rental supply. "Parkwood Hills represents exactly the type of opportunity we seek: a well-located, institutionally maintained asset with strong fundamentals," said Evan Paperman, President and Co-Founder of Woodland. "Doing it alongside Forum made the deal stronger. Their operating and development depth, combined with our acquisition and asset management platform, gives this community an ownership group equipped to invest in it for the long term." "Parkwood Hills is one of Ottawa's most established multifamily communities and a highly attractive long-term investment," said Gideon Pollack, Principal at Forum. "We have been looking to partner with Woodland for some time and when they approached us with this opportunity, it made a lot of sense. This is a true partnership - Woodland and Forum will operate it together, and both firms are committed to reinvesting in the portfolio and improving the resident experience over the years ahead." Woodland and Forum recognize the quality of the communities Minto has built and their longstanding stewardship of Parkwood Hills. Following the acquisition, Woodland and Forum will build on that legacy through their shared commitment to active ownership and continued investment in the properties, with a focus on maintaining Parkwood Hills as one of Ottawa's largest and most established rental communities. First Latitude Margaritaville community coming to Texas. September 9, 2026 Minto Communities US and Margaritaville Holdings are expanding the age-restricted Latitude Margaritaville brand into Texas with plans to develop a community in Galveston Bay. This will be the first Latitude Margaritaville community in the Lone Star State. The tropical-themed communities are meant to offer a fun, relaxed lifestyle that was inspired by the late musician Jimmy Buffett. "Margaritaville has a strong commitment to Texas, and Galveston Bay is a perfect place to bring the Latitude Margaritaville lifestyle to life," Margaritaville President of Development Jim Wiseman said in a statement. "There's something special about life along the Gulf - the water, the energy, the music and that unmistakable sense that you're never too far from a good time." Plans call for approximately 3,500 residences that include single-family, villa and cottage homes featuring Minto's signature Latitude Margaritaville home designs. Across the Latitude Margaritaville portfolio, signature amenities include a town square with a bandshell for live music and dancing, a Fins Up! Fitness Center, Latitude Bar & Chill restaurant, Workin' N' Playin' Center, Last Mango Theater, Paradise Pool, Changes in Attitude poolside bar, tennis, pickleball and bocce ball courts, and a Barkaritaville Dog Park and Pet Spa. Zoning for the 1,318-acre Latitude Margaritaville Galveston Bay property has been approved, allowing development to move forward. "Together with Minto and Texas City, we're creating more than a community. We're creating a place where neighbors become friends, every day feels a little more like vacation, and the Margaritaville state of mind comes naturally," Wiseman said. "We very much appreciate the positive vote and look forward to the road ahead." The next step in developing the property, according to Minto, is to submit plans to Texas City for the sales center and model park area, the first phase of development and the amenity site. The company is targeting the first quarter of 2028 for the grand opening of the sales center and model park. "We appreciate the thoughtful engagement and support of Texas City officials throughout this process and share their vision for creating a community that will have a positive impact well beyond its boundaries. With its location on Galveston Bay and access to everything the surrounding area has to offer, we believe this is an exceptional setting [for] those interested in the iconic lifestyle our communities provide," Minto Communities Division President, Acquisitions & Development, Dutch Neuweiler said. Minto Communities USA and Margaritaville first launched Latitude Margaritaville in 2017 with its first active adult community in Daytona Beach, FL. Latitude Margaritaville Daytona Beach sold out more than five years ahead of sales projections. Latitude Margaritaville Hilton Head in South Carolina also has surpassed sales projections and is being expanded by an additional 2,600 homes. Latitude Margaritaville Watersound, near Panama City Beach, FL, is being developed through a joint venture with The St. Joe Company. Latitude Margaritaville recently was named 2026 Master Plan of the Year by Zonda, an award presented by Builder Magazine.

Evergreen Real Estate Group breaks ground on multiple projects. Chicago-based Evergreen Real Estate Group announced the start of construction on three affordable assisted living communities in Ohio near Dayton and Columbus, according to a news release. The projects are expected to be completed in the fall and winter of next year. Work is now underway at Green Oaks of Fairborn near Dayton, along with construction at Green Oaks of Grove City near Columbus. Another Columbus property, Green Oaks of Walnut Creek, is also under active construction. The three projects will use the same model Evergreen has deployed in the past to build affordable senior housing properties across Illinois, Indiana and Ohio. Apartments at all Green Oaks communities will offer a kitchenette with a sink, refrigerator and microwave, as well as an option for a full kitchen. Residences will include full private bathrooms with showers, living and bedroom spaces, individual heating and air conditioning and an emergency alert system, the news release states. The exteriors of the communities will include a main drop-off point, sitting areas, walking paths, a private patio, a gazebo recreation area and new landscaping. Each community consists of a three- or four-story, 120-unit building with 67 studio apartments and 53 one-bedroom units for older adults. The communities will be managed by Gardant Management Solutions, one of the nation's largest assisted living providers. "The partnership with Evergreen Real Estate Group and Gardant represents what's possible when two organizations align around a common mission," said Julie Simpkins, co-CEO of Gardant. "We're not just meeting the needs of today's seniors - we're building for tomorrow's. In Fairborn, Grove City and Walnut Creek, that means communities where residents receive exceptional care, retain their independence and genuinely feel at home. It also means expanding the reach of affordable assisted living so that more seniors - regardless of income - have access to the kind of quality, dignified care every person deserves." All three affordable developments will be licensed as residential care facilities through Ohio state authorities. These projects follow Evergreen's previous work in the Buckeye State, including construction that began late last year on Green Oaks of Canal Winchester near Columbus and Green Oaks of Holland near Toledo. The developments are made possible through partnerships with the Ohio Housing Finance Agency, Ohio Department of Medicaid, Ohio Department of Aging and Ohio Department of Health. The three new Green Oaks projects were designed by Chicago-based WJW Architects and the general contractor is The Douglas Company, based in the Netherlands. Construction: in progress. Kesler Hall will add a 15-resident memory care neighborhood "created to honor veterans and military families." The concept for the project was inspired by U.S. Army service history in founder James Kesler's family. "As families search for memory care, they are looking for more than quality clinical support," said 1019 Senior Living CEO Heather Kesler. "They want their loved one to feel known, valued and connected to the life they've lived.
