  • A bachelor's degree from an accredited college or university is preferred in Business Management, Real Estate, or a related field.
  • Four to six years of relevant experience demonstrating property management, sales, marketing, and customer service sufficient to manage apartment-community operations, resolve customer complaints, complete financial records and reports, increase sales revenue, and coordinate a team's work.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Communication, conflict-resolution, and customer-service skills.
  • Ability to work independently, as a leader, and as a collaborative team member.
  • All licenses and certifications required by state and local jurisdictions.
  • A valid driver's license to drive a golf cart on the property; ensure on-site staff who drive the golf cart also have valid driver's licenses.
  • Proficiency with internet, word processing, spreadsheet, and database management programs for completing reports and employment documents.
  • Strong proficiency in property management software, preferably Entrata, Yardi, and/or OneSite.
  • Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists.
  • Ability to access all exterior and interior parts of the property and amenities, and to push, pull, lift, carry, or maneuver up to 20 pounds independently and 50 pounds with assistance.
Responsibilities
  • Manage day-to-day operations of the assigned property, including team members, activities, and resources, to achieve budgeted financial and operational goals and comply with company policies and applicable laws and regulations.
  • Provide input into property budgets by analyzing financial statements, reviewing marketing information, and assessing operational reports and performance patterns.
  • Meet revenue targets by setting rent rates, ensuring timely rent and fee collection and posting, making bank deposits, and preparing and reviewing monthly financial reports.
  • Approve vendor, contractor, and service-provider invoices by reconciling work or products, verifying insurance certificates, coding charges, and managing related communications with vendors, accounting, and clients or owners.
  • Control expenditures within the approved budget and manage the petty cash fund.
  • Oversee lease enforcement, including approving resident applications, discounts, and renewal leases; conducting apartment inspections; following notice requirements; evicting residents; and imposing and collecting allowable lease fees and charges.
  • Analyze market and economic trends and implement short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests, resolving service issues, and ensuring maintenance staff meet standards for responding to and completing service requests.
  • Conduct property inspections and take action to ensure the property, grounds, buildings, and amenities meet safety, cleanliness, appearance, and appeal standards.
  • Interview, hire, orient, train, and manage the performance of property staff in accordance with company policies, values, and business practices.
  • Maintain client and owner relationships by meeting with owners, conducting property tours, providing performance updates, and responding to owner requests.
  • Complete accounting, financial, administrative, and other reports, and perform other duties as assigned or necessary.
  • For California positions, manage the lease process using the California-specific Lease File Checklist to ensure lease documents are complete, compliant, and consistently organized.
  • Make routine local trips for bank deposits, training classes, outreach events, or other daily responsibilities as needed.

Greystar and PGIM, the global asset management business of Prudential Financial, completed Lowcountry Logistics Center Building I and began construction of Buildings II and III in the greater Charleston area. The 145,463-square-foot rear-loading facility at 7651 Southrail Road has a clear height of 32 feet, 34 dock doors, and two drive-in doors. Leasing efforts are being led by Peter Fennelly, Simons Johnson and Will Crowell of Bridge Commercial. Construction is underway on Lowcountry Logistics Buildings II and III, located at 8276 & 8250 Patriot Boulevard in North Charleston. The two rear-load buildings total over 180,000 square feet.
