Requirements
  • 8–15+ years of experience in commercial real estate insurance, lender consulting or insurance compliance review, or commercial real estate risk management, with substantial hands-on transactional experience.
  • Demonstrated command of commercial real estate coverage, including property, general liability, umbrella/excess, builder's risk, OCIP/CCIP, flood, pollution/environmental, and debt fund insurance requirements.
  • Proven ability to own client relationships independently and negotiate constructively with borrowers and brokers under closing pressure.
  • Exceptional written and verbal communication skills, including ongoing verbal communication with clients and production of written work product that clients rely on.
  • A bachelor's degree is required.
  • Comfort working with a small, collaborative team and contributing to process improvement.
Responsibilities
  • Review insurance provisions in loan agreements and related transaction documents; extract and interpret the applicable insurance requirements for each deal.
  • Review evidences of insurance, evidence of property coverage, certificates of liability insurance, coverage proposals, policy forms, schedules of values, and other insurance documentation against loan requirements to confirm coverage compliance.
  • Prepare and issue insurance reports, including the insurance compliance memo, carrier rating schedule, statement of values, flood zone determinations and mapping, premium or paid receipt documentation, and the loan agreement insurance requirements exhibit.
  • Manage open-items tracking through closing and handle post-closing deliverables.
  • Serve as the day-to-day point of contact for assigned lender and investor clients and their deal teams.
  • Negotiate directly with borrowers, their brokers, and carriers to close compliance gaps.
  • Address substantive coverage questions from clients and provide recommendations in accordance with client standards and business goals.
  • Coordinate specialized partners, such as environmental consultants, when a transaction warrants.
  • Apply working command of insurance requirements for balance sheet, CMBS, and debt fund lenders.
  • Handle commercial real estate asset types and structures including multifamily, industrial, retail, hospitality, self-storage, construction projects, and CPACE-financed transactions.
  • Evaluate blanket versus scheduled limits, aggregate loss limits, aggregate deductible funds, captives and risk purchasing or retention groups, and premium financing arrangements.
  • Act as a technical escalation point for other team members; review their work and coach on judgment calls rather than checklist compliance.
  • Share coverage insights and lessons learned with the commercial brokerage team.
  • Contribute to training materials and teaching sessions based on real deals and real claims.
  • Participate in integrating artificial intelligence and workflow automation into lender consulting, including compliance memo drafting, requirement extraction, open-items tracking, and data aggregation.

  • Relevant designations such as Chartered Property Casualty Underwriter, Associate in Risk Management, or Construction Risk and Insurance Specialist.
  • An active property and casualty or Advisor's license.

People moves: TDCI, Hilb announce new roles, new faces. March 3, 2026 The Tennessee Department of Commerce and Insurance announced personnel changes at the department this week. Michael Barber, with 20 years of experience in the insurance industry, was named director of the Consumer Insurance Services section. Barber joined TDCI in 2018 as a consumer insurance investigator, then worked as consumer insurance services manager, the department said in a statement. In 2025, the consumer section handled more than 5,100 consumer complaints and returned some $15 million to policyholders. Also, Peter Roth joined the department as director of business process improvement. He will oversee ways to streamline processes, improve efficiency and increase productivity by working with Insurance Division staff and with industry stakeholders, the department said. He is a retired Green Beret with management experience who previously worked with the Tennessee Department of Environment and Conservation. Hilb Group, a major insurance brokerage based in Virginia, named Rob Nesselt as its Southeast platform leader. Nesselt will oversee growth and business development in the region, Hilb said in a news release.
