  • Experience as a founding or early product manager at a startup.

Pulley provides a cloud-based software platform that streamlines real estate permitting. It helps developers plan and map the entire permitting journey for projects such as mixed-use developments and residential builds, monitor city review times, and submit applications to city reviewers with a single click. The platform supports team collaboration, ensuring applications are prepared correctly the first time, tracking revisions, and sending notifications about review status changes. Users pay a subscription to access Pulley’s suite of tools, which serves as a single source of truth for all project information. Pulley’s goal is to reduce delays, minimize missed deadlines, and speed up approvals in the permitting process.

Simplify's Take

What believers are saying

  • Pulley hired aggressively in San Francisco through September 2026, signaling product expansion.
  • Its website and LinkedIn show enterprise logos like AutoZone, Starbucks, Prologis, and JLL.
  • Demand persists because permitting delays still stretch projects across all 50 states.

What critics are saying

  • PermitFlow and GreenLite attack Pulley from homebuilding and private-plan-review angles.
  • Pulley still depends on external permitting experts, risking quality drift and margin pressure.
  • If customers prefer established expediters like Permit Place, Pulley becomes a thin layer.

What makes Pulley unique

  • Pulley spans 19,000 jurisdictions with AI and experts for commercial permitting.
  • Pathfinder gives one-day diligence, unlike competitors focused only on submission workflows.
  • Pulley claims $12B+ in active projects and 40% first-submission approvals.
